CMC North
A two-story home on a mature, tree-lined lot in Pueblo, with a covered deck and large fenced backyard.
CM Property Group buys, prepares and leases homes to certified recovery residence and treatment operators across Colorado, so you can add beds and keep your capital for staffing and admissions.
Established operators are growing faster than their balance sheets allow. We provide the real estate so your capital stays in the program.
We handle the real estate side of expansion from start to finish, so your team can stay focused on residents.
We find homes that fit your documented bed demand, both off-market and through broker relationships, and handle the purchase from offer to close.
Before any offer, we check zoning, water source and permit class, building age and life-safety scope. Deal-breakers surface early, not after diligence spend.
We prepare each home to your program's specs, from installing AC and keypad code locks to landscaping prep. Work is scoped with two licensed Colorado contractor bids and built-in contingency, so homes are ready on a realistic schedule.
A long-term commercial modified-NNN lease to your operating entity, with the economics in writing before signature. We maintain every mechanical system in the home and cover capital repairs, so your budget stays with your residents.
We can buy next to your existing footprint so you can consolidate a campus, or open a new submarket where you already have demand.
We work from a multi-property pipeline funded by private capital and specialty lenders, and we want to grow with a small group of operators across the Front Range.
A clear process with the hard questions up front, so neither of us burns a quarter on a house that won't work.
Your program, certification, current census, target submarkets and how many beds you need.
We screen candidate homes for price, zoning, water and building condition before any letter of intent.
We size rent to your program economics and review resident rates and payor mix with you.
We close, fund reserves and prepare the home to your specs: AC, code locks, landscaping and the other improvements we agree on.
You move residents in. We handle mechanical maintenance and capital repairs, and we start planning the next home.
Our first two homes are in Pueblo, Colorado. Both were acquired in April 2026, prepared to the operator's specs and leased to a certified recovery operator.

Strong sober-living demand and good fit for campus-style growth.
Insurance-pay clientele. We take a selective approach at a higher basis.
Lower basis. We buy here only with an operator already committed.
